Integrity Mechanical Acquires Seven Acres in Seneca Commerce Park for 30,000SF Logistics Hub


RUSTBURG, VA - On September 2, 2025, Campbell County Board of Supervisors approved the purchase of approximately 7 acres in Seneca Commerce Park for $355,000 by Integrity Mechanical LLC, a provider of residential and commercial HVAC-R services throughout the Mid-Atlantic region specializing in commercial refrigeration installations and maintenance. The company plans to pursue immediate construction of a 30,000 square foot facility on the currently undeveloped greenfield sites to be completed by July 2026. The facility will consolidate various other warehouses to support their current operations in Lynchburg. 

The two lots, designated Lot M and Lot N, are located on the south side of Ewing Drive near Seneca Commerce Park’s entrance on US Rt 29. The county will preserve the existing recreational trail by relocating it to one side once a site plan is designed for the new facility.

Integrity Mechanical has been in business since 2011 and employs one part-time and seven full-time employees. In August 2025, the company announced the acquisition of Tradesman Trucking to be incorporated into their Integrity Logistics Division, which had been providing logistics support for Integrity Mechanical’s operations with long-standing client Kroger Corporation. As an HVAC-R contractor for Kroger, Integrity Mechanical services the Mid-Atlantic region, which includes 134 total store units in Southern Ohio, Eastern Kentucky, the majority of West Virginia to the Pennsylvania border, and Virginia, south of Richmond from Virginia Beach to the Tennessee border.

The new Seneca Commerce Park facility will serve as a logistics hub: receiving various cold storage equipment, including freezers, deli meat/seafood/produce cases and other miscellaneous equipment to support remodels and new construction. An office employee and two warehouse/maintenance workers will initially staff the facility. The 30,000 square foot building will be designed to allow for a potential expansion to 50,000 square feet to support increased operations as needed in the future.

The sale of this property quickly follows the Blue Ridge Beverage announcement to relocate their Lynchburg division to Seneca Commerce Park in August 2025. Since July 2024, when the county announced its intention to build a 102,500 square foot industrial building in Seneca Commerce Park, interest in the park increased significantly.

The park’s main road is Ewing Drive, a VDOT-maintained road. The park offers direct access to US Route 29, a four-lane divided highway running 1,043 miles from Pensacola, Florida to Baltimore Maryland. Only 3 undeveloped parcels and 2 pad-ready sites remain of the original 17 parcels. An adjoining 136-acre parcel at the end of Ewing Drive and owned by the county was rezoned in 2025 and will be master planned in 2026 to allow for future park expansion.
